Our Terms & FAQs page is designed to make booking and staying at our Nelson holiday accommodation as simple and stress-free as possible. Here you’ll find clear information about booking conditions, payment terms, cancellation policies, check-in and check-out times, and what to expect during your stay.
We’ve also included answers to the most commonly asked questions about our Nelson holiday accommodation, including house rules, amenities, parking, pets, and cleaning. Whether you’re planning your first visit or returning for another relaxing break, this page is here to give you clarity and confidence before you book.

All houses have a three night minimum stay. There is a 7 night minimum over the Christmas and New Year periods.
Check in is 3pm and check out is 10am. All houses have a lockbox on site, and the code for this will be sent to you 48 hours prior to arrival. Should you wish an earlier or later check in/out please enquire, and we will accommodate your request if possible.
Cleaning is included in the rate, but the expectation is that the house is left clean and tidy with dishes washed, and any furniture returned to their original positions. If used, please clean the BBQ.
Hotel-style professionally laundered sheets and pillowcases are provided, along with bathtowels and facecloths. A bathmat, hand towel, teatowels and beach towels are also supplied.
Our homes are equipped with the essentials for cooking and dining. There is a generous pantry of basics such as herbs & spices, salt & pepper, olive oil, balsamic vinegar, flour, stock cubes, tea, coffee and sugar. Cling film, tin foil, kitchen roll and washing up liquid are provided too.
In addition to the essentials, experience a real taste of Nelson with the Nelson Pantry – a selection of local products for you to enjoy during your stay. Items include Pic’s Peanut Butter, local olive oil, Sublime plunger coffee, Moutere Fruits jams, Hogarth’s Chocolate and Proper Crisps.
In the bathroom you’ll find shampoo and conditioner, shower gel, cotton wool pads,
sunblock and bug spray along with a hairdryer.
The nightly rate is for 2 guests, and any additional guests are charged at an additional $25 per person per night.
Provision of linen and cleaning at the end of the stay is an additional $90 ($100 for Lemon Tree Cottage).
If you wish to pay by credit card, there is an additional 4.5% fee to pay which covers PayPal’s charges.
We reserve the right to request a bond of $250 at the time of booking to protect against loss, damage, additional cleaning which will be returned within 3 days of departure following a satisfactory inspection of the house.
We do not charge any booking fees.
50% deposit is required to secure the dates, with the second 50% due 6 weeks prior to arrival.
We accept payments via NZ bank deposit, international transfer or credit card via PayPal. Guests are responsible for covering any fees associated with international transfers or credit card transactions.
In summary:
100% refund if cancellation made more than 30 days before arrival date. 50% refund if cancellation made 14 – 30 days before arrival date. 0% refund if cancellation made less than 14 days before arrival date.

In the extremely unlikely event that we need to cancel a booking, guests will be offered alternative accommodation at one of the other properties or receive a full refund of all deposits.

Children are welcome at all the houses although Riversong is only suitable for children over the age of 10. All houses have a selection of DVDs, board games and fibre wifi.
Guests travelling with babies and toddlers will need to bring their own travel cot, high chair, baby bath etc. Please note there is no bath in Riversong or Lemon Tree Cottage, only a shower cubicle. Guests also need to be aware that the houses haven’t been “toddler proofed”, ie: cleaning products are kept under the kitchen and bathroom sinks, some gardens have rose bushes etc.
Well-behaved, house trained dogs are welcome at Strupak Cottage, The Nest and Lemon Tree Cottage by prior arrangement. Riversong is not fenced, so is not suitable for dogs. We have a few common sense rules for dogs which are outlined in the Terms and Conditions below.
A bond of $250 will be held to cover any costs to rectify any damages, stains or additional cleaning.
All houses have free fibre WiFi using twin Nokia mesh beacons for strong coverage throughout each property, and mobile phone coverage is good. Strupak Cottage, The Nest and Lemon Tree Cottage have work desks.
Smoking and vaping are permitted outside only. Please dispose of cigarette butts in the rubbish not in the garden.

TERMS & CONDITIONS
Occupancy
The maximum occupancy for each property is:
• Strupak Cottage – 2 adults (baby in own travel cot welcome)
• Riversong – 4 people, suitable for children aged 10+
• The Nest in The Wood – 4 people, suitable for children of all ages
• Lemon Tree Cottage – 6 people, suitable for children of all ages
Rates are based on 2 people.
Additional guests are charged at $25 per person per night. There is no charge for babies in travel cots.
Deposits and payments
Timing of deposits and payments:
• 50% due on confirmation of dates
• 50% due 6 weeks prior to arrival
Cancellation Policy
Due to the nature of Nelson holiday accommodation, bookings are normally made months in advance. It is therefore difficult to re-book accommodation when last minute cancellations occur. As a result, the following Cancellation Policy is in place.
• 30 days prior to arrival – 100% refund
• 14 – 30 days prior to arrival – 50% refund
• Less than 14 days prior to arrival – no refund
Cancellation or curtailment during stay – no refund will be made.
In the extremely unlikely event that we need to cancel a booking, guests will be offered alternative accommodation at one of the other properties or receive a full refund of all deposits.

Dogs
We love travelling with our furry friend, and well-behaved, house trained dogs are welcome at Strupak Cottage, The Nest and Lemon Tree Cottage by prior arrangement.
Riversong is not fenced, so is not suitable for dogs.
We have a few common sense rules for dogs, as follows:
• Please bring bedding for your dog
• Dogs not allowed on sofas or beds
• Dogs not to be left unattended at any time (inside or outside)
• Guests are required to remove all traces that a dog has been at a house. This includes any fur/hair, food, stains, smells, muddy pawprints on floors, noseprints on windows or glass doors, etc.
• Please thoroughly check the garden and dispose of any dog poop in a bag in the rubbish bin.
• Guest is responsible for any damage to the house, contents or garden caused by dogs. A bond of $250 will be held to cover any costs to rectify any damages, stains or additional cleaning.
Parties
All properties are in quiet family residential neighbourhoods so parties are not permitted. Please keep noise to a minimum between 10pm and 8am.
Check in times
Check in is 3pm, and check out is 10am. If you would like an earlier or later check in or check out please enquire – if there is no one else booked on that day it shouldn’t be a problem.
Bond
We reserve the right to request a bond of $250 at the time of booking to protect against loss, damage, additional cleaning which will be returned within 3 days of departure following a satisfactory inspection of the house.
Regardless of whether a bond is taken, the guest is responsible for all loss, breakage, damage and destruction to any property. Any debts incurred by guests including unpaid rental accommodation, additional guests (beyond 2 people), additional cleaning or damages may be recovered via a debt collection agency, and the cost of this service is chargeable to the guest.
